Why Can't the Agent Representing the Seller Represent Me?

Real Estate agents who have listed property for sale have formed a legal relationship with the Seller. These include new homes as well as resale.  The agents' legal, fiduciary, and ethical duty is to get the highest possible price and best possible terms for the Seller. Are you likely to find a listing agent who can be completely loyal and faithful to you as a Buyer? You probably would not go to court without an attorney nor would you attempt to medicate yourself without a doctor's guidance.  Why should it be any different when you purchase a home, which is probably the largest financial expenditure that you will ever make? 

Buyers who desire to purchase property have had the listing agent negotiate on their behalf. This may form a conflict. The listing agent has a legal responsibility to his Seller - to get the most money and the best terms he can and to do what he can to keep the deal alive ... even at your expense. The listing agent has a special interest in selling this property - he won't get paid unless it is sold. I recommend that you enlist the services of a REALTORŪ to work for you.
