Common (and Costly) Mistakes
People Make When Selling Their Homes

1 - Improper Pricing

It is important to price your home close to market value when you first list it. The market is so sensitive to price that over-pricing, by even a few thousand dollars, could mean a long period of frustration and disappointment. Very often, your first offer is usually your best offer. An overpriced house will sit on the market for a long time and the owners will usually have to accept an offer that is far below the current market rate. Using a Comparative Market Analysis, (CMA) is a place to start when deciding about price. Additionally, I use my "market tested" total market overview (TMO).

2 - Not providing easy access for showings

If the buyer can't get in they will not buy it. This seems simple but many sellers do this. Accessibility is a major key to a profitable sale. Buyers are usually working to a definite schedule. If they can't see your home at their convenience, they won't buy it. In Las Vegas there are hundreds, if not thousands, of homes for sale. All things being equal I will show the properties that fit my buyers needs and have the best access. A yard sign, lock box, and MLS listing are the bare minimum for showing your home. 3 - Refusing to make sale-inducing repairs

Often even minor improvements will yield as much as three to five times the repair cost. Make your home as attractive as possible to get the highest price. I have a list of some low-cost repairs that will help you receive a higher price.

4 - Not using good showing practices

Of course your home should be clean and neat, but that's just the beginning. Most people are turned off by even the smallest amount of uncleanliness or odor. A seller can lose thousands of dollars by not keeping the house fresh and clean. There are dozens of little details that make a big difference. I have a list of time-tested ideas of what and what not to do.

5 - Picking the wrong Real Estate agent

Of all the decisions home buyers and home sellers need to make, choosing a REALTOR® is by far the most important. Hiring the wrong person can make an already stressful experience even worse. Hiring the right person can make your transaction smooth and problem-free. Given the importance of selecting the right REALTOR®, why do some people make a poor choice? Generally, they interview too few candidates, ask too few questions or allow their emotions to interfere with rational decision-making.
