Your Contract To Sell Your Home Has Been
Withdrawn Unconditionally.
Now What Should You Do?
I provide the following information to give you an idea of what
I believe you should know when you decide to list your home again.
Also I have provided a number of professional qualities, values
and abilities you should and should look for when you set out to
hire another REALTOR®.
Please Note; If your home is currently listed with
another REALTOR® please disregard this information.
REALTORS® will be notified by the Multiple Listing Service
(MLS) computer system that your listing has been Withdrawn Unconditionally.
You will probably receive a number of phone calls and/or have
receive a number of mailers stating the same.
Somewhere during each phone call or in each mailer was a request
to allow that particular REALTOR® to list your home with them
to help you sell it.
I am no different. This is my business. All I do for a living
is work as a REALTOR®. I have been a REALTOR® for over 10
years, all in Las Vegas. Unlike everyone else I do not request that
you do business with me, I ask that you allow be show you how I
will earn your business. I like to think I do things in a different
way than most of my colleagues. What I am most proud of is that
I have always put my promises in writing and I put my money where
my mouth is.
You decided to sell your home.
The number one reason that a home - listed for sale - is withdrawn
is that you, the Seller - your REALTOR's® boss - became upset
with their performance. If this is the case with you please read
on. I believe that I have something to offer.
Using their contract you hired a REALTOR® to work for you.
They made a number of promises on how they were going to sell
your home.
Some where along the line they failed you. If they had done what
they were contracted to do, your home would have been sold and you
would not have this dilemma.
Part of what your previous REALTOR® did was put your home on
the MLS computer system in a for Sale Status. Did they do more?
Now your home is in an Withdrawn Unconditionally status and your
contract with your previous REALTOR® has been released. The
other Withdrawn status is Conditional meaning that something is
holding you and your REALTOR® bound by the contract.
The MLS computer system has automatically removed your home from
"Available For Sale" status. and placed it in a "Withdrawn
Unconditionally" status.
This has forced your home off the market.

Fact: The REALTOR® that you entrusted
and hired to work for you is no longer attempting to sell your home!
Fact: Unless
you have re-listed your home it is no longer being shown as a For
Sale status in the MLS computer system. It is currently in an Withdrawn
Unconditionally status.
Fact: The
MLS computer system is where all REALTORS® and Non-REALTORS®
from within the Las Vegas Valley and the rest of the world goes
to look for homes to buy! Non-REALTORS® access the MLS computer
system through the internet at a number of web sites including www.lasvegasREALTOR.com and search the current For Sale Homes list using price, size, number
of bedrooms and bathrooms, area of town and a number of other selection
criteria. Sold, Expired, Withdrawn and other not for sale status
do not display.
Fact: REALTORS® work
for you. You hire them. They should be obliged to make you, the
employer, their number one priority and perform the job that they
have been hired to do.
Fact: According to the National Association
Of REALTORS® the average REALTOR® has 4.8 transactions per
year with an average salary of $23,700.00 per year. Simply put they
are hired by their clients to assist them with selling or buying
a home 4.8 times per year. Do you want a "professional"
of that caliber working for you on one of the largest and most important
monetary transactions of your life? What was the level of professionalism
and experience that your previous REALTOR® had? Did their results
reflect their inexperience?
Fact: The 90 days from December 2002
to February 2003, over 4,570 homes listed in the MLS computer system
for sale were sold. During the same 90 days, over 2,290 homes listed
in the MLS for sale expired. The above numbers represent homes that
were sold or expired which had 2 bedrooms or more and were priced
between $125,000 and $350,000. Which one of these lists did you
want your home to be on?
Right now you are probably upset with your previous REALTOR®.
You and your family have invested a lot of time and energy working
with your previous REALTOR® to list your home, preparing your
home, and to keep your home ready month after month for anticipated
showings. And all this without an acceptable offer to purchase your
home or worse no offer at all. All this must be frustrating remembering
that your original goal was to sell your home.
What went wrong?
If everything had gone according to plan, your home would have
been sold by now and you would not be reading this.
But, in actuality, your home is no longer being advertised for
sale in the MLS computer system or most likely, anywhere else. Nobody
but you and your previous REALTOR® is aware that your home is
still for sale.
If your previous REALTOR® is doing anything right now it probably
would be that he is trying to convince you to re-list with him.

Your REALTOR® should be available.

negotiations so that you receive the best deal.
Your REALTOR® must be able to manage and coordinate the tasks
and events of your transaction so that nothing is over looked or
not performed in a timely manner that possibly results in monetary
penalties.
Your REALTOR® should be up to date and familiar with current
documents and laws to protect you from potential current and future
problems with a bad transaction.
The above list is just a few of the many talents, qualities, responsibilities,
tasks and functions that a professional and competent REALTOR®
must possess and be able to perform to effectively sell a home.
